New home construction is where vague quotes cause the most damage – allowances that don’t reflect real specification, PC items priced at a level nobody would actually choose, and a final contract price that bears little resemblance to what was verbally discussed. We work through a detailed specification process before pricing any new home, covering everything from framing type and ceiling height through to tile and carpet allowances, so the number you’re quoted is the number you actually pay.

What We Cover in the Costing Process

  • Site conditions – flat or sloping land, elevated or standard, number of levels
  • Construction type – concrete slab (on-ground or suspended), timber or steel framing
  • Wall construction – blockwork, double brick, brick veneer, or cladding
  • Roof type – concrete tiles, terracotta tiles, slate, or Colorbond
  • Internal specification – ceiling heights, door heights, room sizes by area
  • Kitchen, bathroom, and laundry specification including benchtop and cabinetry detail
  • Electrical scope – downlights, power points, data points, air conditioning
  • Tile, carpet, and timber laminate allowances specified as actual dollar figures, not vague “standard” terms

What Affects the Cost

New house construction costs depend on the size and design of the home, the number of storeys, structural and site conditions, and the level of finish selected. Sloping or elevated sites add cost for footings, retaining, and access – assessed per site. Every project is individually assessed and priced according to its design, scope, site conditions and required level of finishes.

Design and Approval

Design and approval typically takes 4-6 weeks where a Complying Development Certificate (CDC) pathway applies. Sites or designs that don’t meet CDC criteria require a Development Application (DA), which takes longer and depends on your specific council. We advise on the correct pathway before you commit to a design.

Why a Detailed Costing Process Matters

Most new home cost blowouts happen because the original quote was based on allowances – a dollar figure per square metre for tiles, an unspecified “standard” kitchen, a vague ceiling height assumption – that never matched what the client actually wanted once selections were made. We fill out a detailed specification with you before pricing, covering the same level of detail as a formal costing form: framing type, wall construction, room-by-room sizing, tile and carpet dollar allowances, and PC item level (basic, standard, or premium). This is what makes our quoted price the price you actually pay.
