About State Property Development

State Property Development was founded in 2020 by Jay Singh, based in Baulkham Hills NSW. We’re a licensed NSW building contractor — Builders Licence 355555C — with a track record in residential construction across Greater Sydney.

Our residential work covers duplexes, granny flats, knockdown-rebuilds, home extensions, and new house construction. Ten completed projects. Ten five-star Google reviews. Clients who got what they were quoted and didn’t have to chase us for updates.

We’ve now moved into commercial construction — childcare centre fitouts, office builds, medical and dental suites, retail tenancies. The compliance requirements are different from residential. ACECQA, BCA Class 9c, AS 1428.1, Department of Health standards for clinical spaces. We know what those frameworks require. We don’t learn them on your job.

The underlying discipline is the same thing we’ve been doing since 2020: read the plans correctly, manage the programme, coordinate subcontractors, turn up when we say we will, and don’t hand the client a building with defects at practical completion.

Jay Singh holds NSW Builders Licence 355555C and is a member of the Master Builders Association (member 3510192). He has carried $20M public liability insurance on every project State Property Development has run. He runs every project personally — there’s no junior site manager who gets handed work after the contract is signed.
