These are minimums for usable space. Bathrooms, kitchen, sleep rooms, storage, corridors, and staff areas are additional. A builder who prices based on gross area rather than usable area will underquote your job. We don’t.

Construction Timeline

A new build childcare centre takes 20 to 30 weeks of construction once approvals are in place. A tenancy fitout within an existing shell takes 16 to 24 weeks. The ACECQA service approval process can run in parallel with construction. Total project time from brief to opening — including DA, design, and construction — is typically 12 to 18 months for a new build.

We tell every childcare operator to ask the same questions of every builder they consider, including us: What is your licence number and can I verify it? What is your public liability insurance limit? Have you built a Class 9b building before? What ACECQA compliance documentation do you prepare before construction starts?
