State Property Development undertakes whole-of-house renovations across Greater Sydney. NSW Builders Licence 355555C. $20M public liability. If you’re planning to renovate your kitchen, bathrooms, and living areas as one connected project rather than separate jobs over time, this is where we manage it as a single scope – one contract, one programme, one point of accountability.

We also handle kitchen renovations and bathroom renovations as standalone projects if that’s all you need – this page covers renovations spanning three or more rooms, or a full internal renovation of the home.

What’s Included

  • Multi-room renovation – kitchen, bathrooms, and living areas as one project
  • Full internal renovation of an existing home
  • Structural changes – wall removal, opening up living spaces
  • Whole-house electrical and plumbing upgrades
  • Flooring, painting, and finishes across the full renovated area
  • Staged renovation planning if you’re living in the home during works

Why Renovate the Whole House as One Project

Renovating room by room over separate projects means paying separate site establishment costs, separate trade mobilisation, and separate project management overhead each time. Running kitchen, bathrooms, and living areas as one connected scope shares those fixed costs across the whole project, which is typically more cost-effective per room than staggering the work over multiple standalone jobs. It also means one construction programme, one point of contact, and one disruption period instead of several.

Whole-of-House Renovation Costs – Sydney 2026

  • Multi-room renovation (3+ rooms, standard specification): $1,800-$2,600/sqm of renovated area
  • Full internal renovation, premium specification: $2,600-$3,200/sqm of renovated area
  • 150sqm full internal renovation: typically $270,000-$480,000 depending on specification

These figures cover internal renovation scope. Structural work – wall removal, beam installation, extensions integrated into the renovation – is priced separately based on engineering requirements.

Living In the Home During Renovation

Whole-of-house renovations can be staged to allow you to stay in the home for part or all of the project, working through the house in sections rather than all at once. This extends the overall programme compared to renovating a vacant home, but avoids the cost and disruption of temporary accommodation. We plan this with you before construction starts, including which areas need to be fully vacated and for how long.

Disclaimer: All prices shown on this website are indicative estimates only and are provided as a general guide. Final construction costs will vary depending on architectural design, structural engineering requirements, hydraulic design, BASIX/NatHERS compliance, geotechnical (soil) reports, site conditions, council or certifier requirements, selected finishes, inclusions, and overall project scope. A detailed quotation can only be provided once all relevant plans, reports, and specifications have been completed and reviewed.
