Accessibility under AS 1428.1 is not optional in aged care construction and it’s not something to retrofit after the slab is poured. Doorway widths, corridor turning circles, bathroom configurations, ramp gradients, grab rail positioning, and ambulant amenities all need to be in the design before construction starts. We work through these requirements at the design documentation stage.

NCC Class 9c — Key Requirements
NCC Class 9c (residential care buildings) places specific requirements on fire detection and suppression systems, emergency lighting, exit distances, door hardware for resident wandering management, and environmental performance. These requirements are more stringent than Class 9b (public buildings) in some areas and require a builder who reads the NCC, not one who delegates compliance to the certifier after handover.
AS 1428.1 (Design for Access and Mobility) governs doorway widths (minimum 850mm clearance for powered wheelchairs), corridor widths (minimum 1,200mm for passing), turning circles in bathrooms and bedrooms (1,500mm minimum), and accessible bathroom design. These aren’t just the NDIS standard — they’re minimum legal requirements for Class 9c aged care.
Working in Operational Facilities
Most aged care refurbishments happen while the facility is occupied. That requires infection control procedures during construction (dust containment, HEPA filtration, negative pressure in work zones), construction hours that respect residents’ routines, and noise management that doesn’t disturb dementia-affected residents.
