Warehouse construction has its own set of technical requirements that differ from standard commercial fitout work – floor loading capacity, clear span structural design, loading dock configuration, and fire separation between warehouse and any office component all need to be right before the concrete is poured.

A 1,000sqm warehouse shell with basic office fitout typically runs $1M-$1.8M all-in. Larger facilities benefit from economies of scale on a per-sqm basis; smaller facilities under 500sqm carry higher per-sqm costs due to fixed site establishment expenses.

Building Classification and Compliance

Warehouses are typically classified under NCC Class 7b (storage) or Class 8 (laboratory, factory, or process works) depending on use. This classification determines fire rating requirements, exit distances, and structural fire resistance levels. We work through the correct classification with your building designer before construction documentation is finalised, since getting this wrong mid-project causes expensive rework.

Industrial land in most Sydney council areas is zoned IN1 (General Industrial), IN2 (Light Industrial), or IN3 (Heavy Industrial) under the relevant Local Environmental Plan (LEP). Each zone has different permitted uses, height limits, and setback requirements. We check zoning compliance before pricing any warehouse project.

Approval Pathway

Warehouse construction on industrial-zoned land can sometimes proceed as Complying Development if it meets specific size, height, and setback criteria – this is faster than a full DA. Most new warehouse builds and any development involving variations to standard industrial zoning provisions require a Development Application. Fire safety compliance under NCC Section C (fire resistance) and Section E (fire fighting equipment) applies to all warehouse construction regardless of approval pathway.
