Request a QuoteState Property Development builds medical and dental fitouts across Greater Sydney. NSW Builders Licence 355555C. $20M public liability. Medical and dental construction is more technically demanding than standard commercial fitout — infection control requirements, specific plumbing configurations, air handling in clinical spaces, and surface specifications all differ from general office or retail work. We know this before we price a job.
Medical fitouts in NSW are classified as Class 9a under the National Construction Code (health-care buildings). Dental fitouts typically sit in Class 6 or Class 9a depending on clinical scope. The AusHFG (Australasian Health Facility Guidelines) guides facility design for health service buildings.

Infection Control in Medical Fitout Construction
Infection control is not a finishing consideration — it starts with the material specification. Surfaces in clinical areas need to be non-porous, cleanable, and resistant to the disinfectants used in medical environments. Penetrations, coved junctions, grout selection, and ceiling type all have infection control implications. AS/NZS 4187 requirements affect areas where reusable medical devices are reprocessed.
We document infection control construction requirements for each zone of your fitout before construction starts. Your practice manager should not be discovering infection control issues at the fit-out inspection.
Dental Fitout — What’s Involved
A dental fitout is one of the most plumbing-intensive commercial fitouts per sqm of any building type. Each dental chair requires cold water, hot water, air supply, and suction. The suction system infrastructure for a 4-chair practice adds significant scope above and beyond standard commercial plumbing. Amalgam separators, waste management, and EPA-compliant drainage all need to be designed in before the concrete is poured in a new tenancy.
