What to Look for When Hiring a Commercial Builder in Sydney

The Compliance Question That Separates Experienced Builders

Ask the builder directly: “What compliance documentation do you prepare before construction starts on a [childcare centre / medical suite / office fitout]?” The answer tells you more than any reference check.

A builder with genuine commercial experience in your sector will name specific frameworks without prompting — ACECQA and the National Quality Framework for childcare, BCA Class 9c for aged care, Department of Health fitout guidelines for medical spaces, NCC Volume 1 for commercial buildings. They’ll describe the pre-construction documentation: SafeWork NSW Construction Work Notification, Safe Work Method Statements for high-risk work, site-specific WHS plans, and any licences required for specialist works.

A builder who’s never done work in your sector will give you a vague answer about “following all relevant requirements.” That answer is your signal.

Project Management: Who’s Running Your Job?

This is the question most clients don’t ask until a problem appears on site. Ask it upfront: “Who will be managing this project from contract to handover, and will that person be on site?”

For commercial projects, the person who wins the work and the person who manages it are often different — especially in larger contracting companies. If you’re working with a smaller licensed contractor, the builder often manages the project directly. Confirm this before signing.

What a Contract for Commercial Work Should Include
